Exploring Pine Trace HOA: A Visual Journey

Welcome to Pine Trace HOA Homeowners Association

Dear Home Owners,

The Pine Trace at Binks Forrest Homeowners Association, Board of

Directors welcomes you and your family to our neighborhood. We are

comprised of 42 homes with one way in and one way out of the

neighborhood. People take care of their homes, as you probably noted. We

use the Village of Wellington, at this time, to write code issues and

violations. We try to be owner friendly, but we follow the HOA rules and

regulations very closely. We believe that with everyone taking care of their

homes, the properties sell faster and are wanted more readily and keep

their value. We work hard to keep our dues very low, as you also probably

noted. Current quarterly dues are $330.00. I am sure that you reviewed our

HOA Covenants, but here are several that we follow closely:

No overnight parking on the street. No parking over the sidewalk, at any time.

If you have an animal, please keep it on a leash.

No work is to be done on the outside of your property without board

approval.

The Village of Wellington is very strict with regards to removing trees,

as permits are required.

The Village of Wellington requires permits for most work done inside

and outside of our homes. Failure to comply, and permit costs are

increased greatly.

Keep driveways, sidewalks, swell, street water gutter, roof and house

free of mold and dirt.

All basketball goals must be placed in the driveway and it is best to

keep the goal as close to your garage door as possible.

Keep Palm Trees trimmed.

Garbage containers can be placed in the street no earlier than 6pm

the day before trash pickup and have to be removed no later than

6pm the day of pickup. The cans must be stored out of sight, in the

garage.

Please be aware that our neighborhood has a zero lot line on one

side of our houses. Please understand that you must allow your

neighbor a three foot easement so that he can work on his home.

When you purchased your home, a background check was performed

on whomever you listed as owning or living in the home. If another

person moves into the property, you must notify the HOA and a

background check will be performed on this person.

Lastly, please remember that we are all neighbors, and we must work

together to keep our neighborhood beautiful. We must respect each

other.

If you have any questions, you may contact any board member, and we promise to address your issue.

If you have ideas for a committee, we welcome the information. If you

would like to serve on the board or any committee, please submit your

name and the board will review your request.
